Underpinning in London: A Complete Guide for Homeowners

Underpinning is one of those words that strikes fear into homeowners — but it does not have to. While it is a significant piece of structural work, underpinning is a well-established technique that has been used to stabilise and strengthen foundations for over a century.

Underpinning is the process of strengthening or deepening the foundations of an existing building. It is used when the existing foundations are no longer adequate to support the structure above — either because the ground has moved, the foundations were inadequate to begin with, or because the building is being extended or modified.

In London, underpinning is also commonly used to deepen foundations when creating a new basement beneath an existing property.

Subsidence Subsidence occurs when the ground beneath a building moves or shrinks, causing the foundations to sink unevenly. In London, this is often caused by clay shrinkage during dry summers, tree roots drawing moisture from clay soil, leaking drains washing away soil, or historical mining activity. Signs include diagonal cracks in walls, doors and windows that stick, and sloping floors.

Basement Construction When creating a new basement beneath an existing property, the existing foundations must be underpinned to support the building while excavation takes place below.

Inadequate Original Foundations Older London properties — particularly Victorian and Edwardian terraces — were often built on relatively shallow foundations. If you are extending or adding a storey, the existing foundations may need strengthening.

Mass Concrete Underpinning The most common method. The ground beneath the existing foundation is excavated in sections and filled with concrete. Each section is completed before moving to the next.

Beam and Base Underpinning A reinforced concrete beam is constructed beneath the existing foundation, transferring the load to new concrete bases at intervals.

Mini-Pile Underpinning Steel piles are driven or drilled into stable ground below the problem area. Used in restricted access situations or where very deep foundations are required.

Traditional mass concrete underpinning costs £1,000 to £2,000 per linear metre. Mini-pile underpinning costs £2,000 to £4,000 per linear metre. A typical London terraced house requiring underpinning to one wall might cost £15,000 to £40,000 depending on the depth and method.

Underpinning itself does not usually require planning permission — it is considered structural repair or maintenance. Building regulations approval is required.
